In 2023, a $2 million revitalization project in Mechanicsburg, Pennsylvania transformed a decommissioned personal care neighborhood into Bailey Street Apartments, a vibrant living space geared toward the middle-market. The project aimed to meet the needs of middle-market residents through a unique pricing structure and a fresh aesthetic, which earned it the top spot in the SHN Architecture and Design Awards’ “Best Small Footprint” category.
The Concept
Alicia Titus, the senior vice president for mission advancement at Messiah Lifeways, explained that the project initially began in spring 2022 to address the declining census due to the pandemic, leading to a demand for additional residential living options on campus. The design sought to maintain existing infrastructure and combine units to create 11 apartments, with one and two-bedroom options.
RLPS Architects, who had previously designed the community’s decommissioned personal care neighborhood, provided insight from the original designs from the 90s to inform the renewed planning process.
The Construction
Construction began in March 2023, with crews reusing existing space and infrastructure while understanding load-bearing walls to reconfigure units. This approach resulted in a beautiful end product and minimal disruption to residents’ lives, with construction completing on schedule after seven months.
The Completion
The finished Bailey Street Apartments boast contemporary designs, full-size appliances, and ample communal space for residents. The community’s pricing structure and attractive amenities have led to successful unit sales.
Overall, the project’s commitment to creating affordable, middle-market senior living spaces has been praised, solidifying its position as the “Best Small Footprint” design of 2023.
