Blueprint facilitated the sale of a 180-bed skilled nursing facility in Lancaster, Ohio on Jan. 24. The community, which faced operational challenges due to the Covid-19 pandemic, was purchased by an owner-operator looking to take advantage of the Ohio Medicaid rate increase in 2023.
Additionally, Blueprint executed the sale of a skilled nursing and senior housing community in Columbus, Ohio on Jan. 25. The community had been grappling with occupancy and escalating staffing costs. The buyer, an established Ohio healthcare enterprise, sought to expand its presence in the Columbus metropolitan area.
Lastly, Blueprint assisted in the sale of a 118-bed skilled nursing community in Dayton, Ohio. Built in 1973, the community faced various challenges, including survey issues and financial difficulties. The seller was looking to shift focus to alternative classes, while the buyer, a well-respected owner-operator in Ohio, aimed to expand into the Dayton metropolitan area.

Radiant Alliance Welcomes Founding Member
Radiant Alliance, an affiliation of nonprofit organizations, announced the addition of Genacross Lutheran Services as a founding member. The Toledo-based Genacross Lutheran Services joins Metta Healthcare (Ohio’s Hospice and Pure Healthcare) and United Church Homes as part of the alliance. The alliance aims to empower individuals to fearlessly embrace their health choices and build a healthcare system that nurtures the well-being of the entire community.

Highmark Senior Living Assumes Management of Edencrest Communities
Highmark Senior Living, an affiliate of Hubbell Realty Company, took over the management and day-to-day operations of Edencrest senior living communities across central Iowa, effective Jan. 1, 2024. Highmark manages a total of six communities throughout Iowa.
Financings
2Life Communities has secured state funding, low income housing tax credits, and Massachusetts Rental Vouchers to support the development of its Solimine House community. Once completed, the community will comprise 150 affordable senior housing apartments and serve as a model for integrating affordable supportive senior housing and healthcare. Massachusetts Governor Maura Healey stated that the funding is part of an initiative to build and preserve 1,900 housing units across the state.
