In just a few months, Avenue Development’s inaugural Viva Bene community will be welcoming residents near St. Louis. Managed by Greystar, this active adult community boasts 161 units, along with amenities like coworking spaces, outdoor areas, and a wellness and fitness center.
At the heart of the community is a unique preventive care model featuring an onsite clinic operated by primary care provider Sevi Health and a care coordination program named “WellVB.” Residents of Viva Bene will have access to various services such as personal concierge assistance, help in scheduling specialists, wellness consultations, health seminars, and annual assessments.
Founded by Laurie Schultz and Mike Mattingly, Avenue Development set out over two years ago to create a middle-market senior housing brand with a focus on preventive wellness services. The upcoming opening of Viva Bene marks the beginning of a new chapter for the company, with plans for future development projects and community acquisitions already in the works.
The launch of Viva Bene represents a fresh approach not only for Avenue Development but also for the active adult sector as a whole. As more companies enter the active adult market, the pressure to provide unique offerings that cater to the needs of older adults increases. Communities like Viva Bene, which prioritize health and wellness services, aim to appeal to a new generation of residents.
New model to debut with Viva Bene
Avenue Development is introducing a groundbreaking model with its upcoming senior living community in St. Peters, Missouri, designed to address the evolving needs of older adults. With a focus on preventive care, the Viva Bene brand aims to enhance residents’ lives and enable them to age in place successfully.
The WellVB program, in partnership with Sevi Health, is a key feature of Viva Bene, offering wellness and primary care services to residents at competitive rates. The community’s inclusive approach ensures that residents receive the care they need to maintain their health and well-being.
Not only does Viva Bene provide affordable rates starting at $1,550 per month, but it also aims to prevent “acuity creep” by staying ahead of residents’ changing care needs. Avenue Development’s commitment to quality and innovation sets it apart in the active adult market, ensuring that residents receive exceptional care and services.
Avenue in growth mode
Looking beyond the debut of Viva Bene, Avenue Development is focused on expansion, with plans for four new development projects and potential acquisitions each year. The company’s growth strategy includes incorporating clinic spaces and virtual care models into future communities, building on the success of its St. Louis-area project.
To support its growth, Avenue has appointed Matt Gorman as Chief Investment Officer, bringing extensive financial expertise to the team. With an eye on markets like Indianapolis, Detroit, and Pennsylvania, Avenue Development is poised for continued success in meeting the evolving needs of active adult senior living.
As the industry shifts to meet the demands of the baby boomer generation, Avenue Development remains committed to providing innovative and customized living options that cater to the preferences of today’s older adults. By prioritizing quality care, wellness services, and resident satisfaction, the company is setting a new standard for active adult senior living.
