In the Pipeline: Trilogy Grows in the Midwest; Tampa MLB Stadium Plan Includes Senior Living

Trilogy Health Services, based in Louisville, Kentucky, is expanding its senior living services in Indiana, Kentucky, Michigan, and Ohio. The company announced a development plan that includes a new campus community and expansions at multiple Midwest properties. Trilogy will begin patio home expansions later this summer in Ohio and break ground on a new community in Michigan. Community additions will also take place in Kentucky and Indiana. Construction is set to start in September with further expansions planned for next spring.
Additionally, the St. Petersburg, Florida City Council approved the Tampa Bay Rays’ $1.3 billion stadium plan, part of a broader $6.5 billion redevelopment. The project includes a senior living component along with market-rate and affordable housing, office spaces, retail, and more. Construction is set to begin in January 2025.

PruittHealth is starting a $385.5 million project that combines senior living, health care services, and retail amenities on a single campus. The community will offer independent living units, assisted living apartments, skilled nursing, and shared amenities like a spa, pool, restaurant, and more.

Tryko Partners recently opened Cedarwood Homes, a 46-unit affordable senior living community in Pittsburgh. The community offers amenities such as financial literacy classes, nutrition programs, and health services.
Other noteworthy projects include Vitalia Senior Living forming a joint venture with Welltower, a new senior living community in Kaukauna, Wisconsin, plans for a senior living community in Kansas, and The Moorings adding 70 units in the Chicago suburbs.
