In the Pipeline is proudly sponsored by the Senior Housing News Architecture & Design Awards, an esteemed competition that celebrates pioneering design, excellence, and ingenuity in the realm of senior living.

Construction: Planned

A recent decision by a New Jersey planning board has propelled a mixed-use development forward to incorporate a Tim Horton’s coffee shop alongside a senior living community operated by Brightview Senior Living, as reported by TAPinto Mount Laurel.

The $47 million senior living segment of this 10-acre mixed-use development will feature a 175-unit assisted living community, spearheaded by Delco Development.

The planning board recently greenlit a variance request to include a drive-through component for the Tim Horton’s establishment, with the senior living community earmarked for construction prior to the coffee chain’s buildout.

Earlier this year, SHN delved into Charter CEO Keven Bennema’s insights on the company’s calculated expansion strategy post several portfolio acquisitions and developments.

Luxury senior living development by Dominion progresses

A luxury senior living development in Mountain Brook secured approval for constructing a lavish community on the grounds of a dermatology business, according to Village Living Online.

The community will comprise 162 units, with 98 for independent living, 32 for assisted living, and 32 for memory care, following a recent tweak to the original proposal due to site constraints, with unit pricing starting at $7,000 per month.

Ebenzer breaks ground on senior living cooperative

Ebenezer recently initiated construction on Estoria Lakeville, a new senior living cooperative endeavor and the company’s inaugural co-op initiative.

Expected to open in late 2025, the community will boast 89 member-owned homes offering diverse floor plans, developed through a collaboration between Ebenezer, Frana Companies, and RSP Architects.

Approximated to last between 14 to 16 months, construction sees 60% of homes already pre-sold, with members in the co-op sharing vested interest and a board overseeing community decision-making.

Charter Senior Living recently celebrated a construction milestone at its West Bend, Wisconsin senior living community with a ribbon-cutting ceremony, as reported by GM Today.

The community showcases 114 residences, including 50 independent living units, 44 assisted living units, and 20 memory care units, slated for opening in the upcoming fall.

Construction: Completed

Developer and management firm Lockwood Companies announced the inauguration of Lockwood of Ann Arbor, a fresh senior living community in Ann Arbor, Michigan.

The community encompasses 154 independent living units, with 65 units earmarked for affordable housing and income-restricted units to accommodate local housing affordability demands.

The community offers a commercial kitchen, dining area, game room, arts and crafts room, barber shop, salon, movie room, and fitness center, with unit choices of one-and-two-bedrooms featuring private balconies or patios.
