The Sisters of Charity of the Blessed Virgin Mary in Dubuque, Iowa, recently embarked on a major renovation project at their Mount Carmel Bluffs community. With over 5,000 women having passed through the institution since its establishment in 1889, the organization recognized the need to redevelop the campus to better cater to its aging population. This led to a partnership with Presbyterian Homes and Pope Design Group to lead the master planning and design of the project.
The renovation included remodeling an 18th-century motherhouse and incorporating historic elements such as stained glass and a chapel redesign. The project was divided into two phases, focusing initially on assisted living and skilled nursing, followed by independent living. The goal was to preserve the site’s character while enhancing its natural beauty along the Mississippi River bluffs in Dubuque.
Challenges included gaining consensus from the Sisters on the necessity of the repositioning, which was achieved through town meetings and constant communication with key stakeholders. The project also involved relocating the main entry to maximize views and create a welcoming atmosphere.
Throughout the construction process, the team faced challenges posed by the pandemic but managed to stay on budget and largely on schedule. The completed project in July 2023 boasts accessible areas, new amenities, and a flexible indoor-outdoor atrium space for residents and guests.
Initial feedback on the renovation has been positive, with high occupancy rates in the newly renovated units and praise for the integration of new and existing structures. The project sets a precedent for faith-based mission-driven partnerships and serves as a model for future campus renovations.
