Tredway and LIHC Investment Group are partnering to invest $20 million in renovations for Forest Hill House in Newark, New Jersey. The refurbishments will include upgrades to apartments, energy-efficient improvements, and enhanced services and programming for residents. The community will also receive additional amenities such as Wi-Fi, a doctor’s office, beauty salon, barbershop, and fitness center with a mobility room.
Apartments in the 10-story building will undergo significant upgrades including new windows, air conditioning units, Energy Star appliances, and accessibility enhancements. Kitchens and bathrooms will be fully renovated with new cabinets, countertops, tiling, bathtubs, fixtures, and flooring. Common areas will be improved, and a new security system will be implemented. Landscaping and new furniture will also enhance the community’s overall appeal.

Belle Harbour, a $93 million community under development in Bellevue, Washington by Koelsch Communities, is set to be completed this summer. The community will consist of 145 suites across two buildings, including an assisted living component with 73 apartment suites and a memory care building with 72 units. Belle Harbour is designed to provide a bespoke living experience with 24-hour nursing care.
Additionally, Koelsch Communities announced the successful lease-up of its $112 million University Village project in Vancouver, Washington. This 13-acre community offers independent living, assisted living, and cottages, promoting an active lifestyle focused on lifelong learning and proactive health. Move-ins at University Village have exceeded initial occupancy goals, indicating a strong demand for this innovative approach to aging.
$67 million renovation at The Virginian in Fairfax, Virginia, managed by Life Care Services, is now complete after extensive construction efforts. Focus Healthcare Partners, the property owner, oversaw the renovation, which included the addition of Shenandoah Memory Care and independent living and assisted living units. Meyer, an architecture and design firm, led the second phase of renovations, updating finishes and adding new amenities such as a concierge level, bistro, lounge, grand staircase, and wine cellar. The Virginian offers residents a wide range of amenities, including a technology and art studio, golf simulator, theater, fitness classes, salon, and art galleries.
Evergreen Real Estate Group recently celebrated the grand opening of Green Oaks of Valparaiso in Indiana, a $30 million community managed by Gardant Management. This three-story community offers affordable assisted living for residents 62 and older with incomes at or below 60% of the area’s median household income. The community features studio and one-bedroom apartments with kitchenettes, individual air conditioning, emergency alert systems, and shared amenities such as a fitness center, salon, library, and outdoor spaces.
Other noteworthy projects include a 179-unit community set to begin construction this summer in Kaukauna, Wisconsin, a 245-unit community planned for Weston, Florida, and a developer’s proposal to build a community on University of Hawaii-owned property. Charter Senior Living is making progress on their community in West Bend, Indiana, while American House Senior Living Communities recently opened a new community in Haslett, Michigan and a $10 million community in Dellwood, Missouri.
