Best Affordable Design of 2023: Downtown Charm at a Middle-Income Price Point
Lancaster, Pennsylvania has a rich history of senior living development, making it the perfect location for innovative and sustainable senior living options. Landis Communities has recently completed an award-winning project, Landis Place on King, featuring 79 middle-income apartment units in a downtown senior living community.
The Concept
Project planners at RPLS Architects worked with Landis Communities to create a sustainable and inclusive design for the community. The 122,525 square-foot project was designed to NGBS Gold Certification standards to ensure energy efficiency and water management. Almost half of the units are reserved for residents below the local area’s median income level, making it an affordable option for many.
The Construction
Construction by general contractor High Construction Company took longer than expected, but the $28 million project was completed in 2023, slightly over budget due to delays. The tight urban environment posed challenges, with the site being designed on top of the property to avoid excavation costs.
The Completion
The completed community includes one- and two-bedroom loft-style apartments, retail and office space, a fitness room, gathering rooms, and a rooftop terrace with breathtaking city views. The project has received positive feedback and lease-up is well underway, with plans for future developments to meet middle-market demand.
